This can be fixed by editing the lot and moving the bookstore one tile further from the lot edge. This bug has been fixed in the subsequent patch, [[The Sims 3/Patch 57|patch 1.57]].
*Note that if Seasons is installed, the lake might freeze over, letting players have their Sims skate on the lake.
